“We create supply platforms for new construction, rental, reletting and buying,” explains Jolbert ten Apel, ultimately responsible for Xitres' rental division. "Suppose: a property is terminated. Through links with the basic administration and our CRM, that offer comes online immediately. Candidates can register, provide their data automatically via source data and respond easily."

The residential rental market has more risks than the buying market, according to Jolbert. "In the rental market, you have much faster turnover, so more chance of incorrect applicants. Think of people who falsify their income information or even want to start criminal activities from a rental property."

To minimize those risks, Xitres integrated SCOPE's CDD checks into the candidate tenant onboarding process. According to Jolbert, "Upon a positive draw or match, we immediately perform a complete screening. Sanction lists, insolvency checks, UBO checks, the whole due diligence. And we are now working on the next step: fully integrated risk assessment via API, so that a candidate's risk level is automatically determined."
No loose product sales, but really developing, evaluating and optimizing together.

Smarter, faster and flawless
That automation has become essential, according to Xitres. "We want to eliminate human error and make processes objective and fair. Together with SCOPE, we are building a system that automatically assigns risks and continuously monitors customers. That means: if policies change, for example because of new legislation or insights from the AFM, we adjust the rules in the system. The employee doesn't have to remember anything, everything runs through the software."
In addition, SCOPE will soon also keep a digital register of screened tenants. This way, property managers can always demonstrate that they comply with the AML and other regulations.
